If you're relocating to the Boston area and your home search starts with Wellesley, Needham or Westwood, you're probably not alone.

They're some of the first communities luxury buyers hear about when they begin researching the western suburbs of Boston. They offer excellent locations, established neighborhoods, restaurants, shopping and convenient access to the city.

But if your wish list also includes more land, more privacy and a true estate setting, there's another town I think you should know about.

Dover.

And I say that not only as a Realtor who has spent the last 20 years selling homes throughout MetroWest, but as someone who grew up here and attended the Dover schools myself.

One of the biggest differences you'll notice when you move from communities like Wellesley and Needham into Dover is simply space.

Dover has retained much of its rural character, with winding roads, conservation land, woods, trails and larger residential properties.

For luxury buyers, that creates an interesting proposition: you don't necessarily have to choose between being connected to Greater Boston and having genuine privacy at home.

Luxury isn't always about having more house.
Sometimes it's about having more room around it.

What If You Started Your Search Somewhere Else?

Maybe you started in Wellesley because you like the location, shopping, restaurants and access to Boston.

Maybe you're looking in Needham because you want convenience, community and easy access to Route 128.

Maybe Westwood appealed because of its location and transportation access.

Those are all excellent communities. But eventually I hear some version of:

“We don't want to be right on top of our neighbors.”

EDUCATION

A Public-School Experience That Has Always Been Part of Dover's Appeal

For families relocating to Massachusetts, schools are often one of the biggest considerations.

Dover's public schools have a longstanding reputation for strong academics, and the Dover-Sherborn district currently reports an average class size of approximately 18.5 students and a 12:1 student-to-teacher ratio.

I have a particularly personal perspective on this because these are the schools I attended.

One of the things I've always appreciated about Dover is the small-school environment. Smaller classes, a close-knit community, advanced coursework and an educational culture where teachers have the opportunity to really know their students.

LOCATION MATTERS

The Needham Side of Dover Changes the Equation.

Dover can feel wonderfully removed, but location within town matters. Strawberry Hill is on the Needham side of Dover, making it especially convenient for buyers who want the privacy of Dover without feeling disconnected from neighboring communities.

Private doesn't have to mean isolated.

You're convenient to the restaurants and amenities of Needham, Route 95/128 through Westwood and the shopping and dining of Wellesley—yet when you arrive home, the environment can feel completely different.

ANOTHER CONSIDERATION

Don't Overlook Property Taxes.

There's another consideration that becomes increasingly meaningful as home values rise: the property-tax rate.

Dover's FY2026 residential tax rate is $11.19 per $1,000 of assessed value.

For a luxury buyer, the tax rate deserves to be part of the conversation when comparing communities. The purchase price is only one component of the cost of owning a home, particularly when you're considering properties in the $3 million, $4 million and $5 million-plus range.
